The Expansion Market Turn Manager will be the primary service provider and the eyes and ears for a portfolio of properties. This role will assist and report to the National Turn Manager and will deal Tenant Maintenance requests, assigning a Field Technician or Vendor to walk and perform home inspections for Turns, review Turn Bids, as well as other internal inspections and requirements.
What You Will Do:
Identifies local Vendors for routine R&M calls from tenants.
Identifies emergency Vendors for after hours/emergencies.
Works closely with local Property Management companies when necessary and ensures work orders are issued in a timely manner.
Review pricing for R&M dispatched work orders and instruct local PM to adhere to standard pricing for our client.
Works closely with the Rehab, Turn and Maintenance teams to ensure the correct workflow process is set in place depending on property status.
Manage the New Market until volume increases to a level to be managed by the Maintenance Coordinator group and/or Turn Manager. Ensuring a smooth handoff that also includes training of MC and field TM for that market.
Responds to residents courteously and takes responsibility for resolving residents’ concerns.
Conducts all business in accordance with company policies and procedures and all state and federal regulations (such as lead based paint, ADA, Fair Housing, HAZCOM programs, and OSHA).
Maintains knowledge of all pertinent laws and EPA/OSHA regulations for those markets.
Completes service requests in a professional and timely manner.
Proactively monitors the condition of assigned properties and takes immediate steps to correct any unsafe conditions.
Responsible for assigning move-in & move-out walk through and inspections.
Assigns field team or Vendor to obtain marketing photos and videos as needed.
Assigns field team or Vendor for lease renewals walk throughs for occupancy checks as needed.
Review, manage and improve the procedures for construction and market turn (make ready) efforts.
Establish and maintain coordinated efforts with Acquisitions, Property Management, and Leasing operations.
Ensure all projects are completed in accordance with the approved budget and schedule.
Investigate and resolve issues that create delays by reviewing information, developing alternative plans and actions, communicating and addressing conflicts with contractors and vendors, and following up with site-level managers and regional management.
Regularly schedule field team or Vendor to conduct LDOM property checks in all markets to ensure projects remain on schedule and ensure property stays in compliance for marketing.
Select and manage contractors/subcontractors/vendors; consistently pursuing and cultivating additional relationships.
Keeping the Vendor adhering to the Turn repair schedule with routine follow up to ensure timelines are met or exceeded.
Closing off all Turn work orders and work orders related to Turn or Maintenance.
What You Bring With You:
High School Diploma or equivalent strongly preferred.
5+ years of experience in residential property maintenance (apartment or single family).
Strong verbal, written, and interpersonal communication skills, along with a "customer service" attitude.
Flexible to work evenings and weekend hours when necessary and be available for on call status.
Current Vendor relationships in the area is a plus.
Strong sense of urgency and ability to meet deadlines is a must.
Ability to communicate clearly and concisely both orally and in writing.
Ability to cultivate relationships with contractors/subcontractors.
Ability to work efficiently and to multi-task.
Yardi Voyager experience a plus.
